Recent estimates indicate Playa del Carmen's population has surged significantly, with figures ranging from approximately 323,098 to 368,698 in 2024, depending on the source. This marks an impressive increase from the 2020 census, which recorded 304,942 residents. These numbers solidify its position as a major urban center in Quintana Roo and one of Mexico's fastest-growing cities.
Ivonne Aidé Vargas Esteban, head of the Solidaridad Population Statistics Unit, has raised concerns about the city potentially surpassing Cancun in size and popularity in the coming years. “It is possible that Playa del Carmen may become even more popular than Cancun,” she remarked.
This growth stems not only from local migration but also from an influx of international residents and tourists. Americans, Guatemalans, Italians, Cubans, and Argentines are among the predominant groups, adding to the city’s multicultural appeal.
The Urgency of Urban Planning
With an annual growth rate of 7.7%, the highest in the country, Playa del Carmen faces challenges that demand immediate attention. Vargas Esteban emphasized the critical need for proactive infrastructure planning, noting that rapid growth risks overwhelming the city’s physical and social infrastructure, similar to what happened in Cancun.
“What should be done is to start planning the infrastructure of the city so that what is happening today in Cancun does not happen to us,” Vargas warned. She highlighted issues Cancun faced, such as the emergence of irregular settlements and an overstretched utility network.
To address these concerns, the Solidaridad municipality has initiated several key projects:
Smart Lighting: Around 7,000 smart lights have been installed throughout the city to improve safety and energy efficiency, transforming Playa del Carmen into a “smart city.”
Sewage System Expansion: A 4 million peso project launched in 2024 aims to extend sewage coverage, benefiting nearly 30,000 residents.
Tren Maya: The Tren Maya project, operational since December 2023, connects Playa del Carmen with other Yucatán Peninsula destinations, fostering economic growth and easing transportation challenges.

Moreover, the development of recently opened Tulum International Airport, and the repaving of major city avenues, backed by a 278 million peso budget, are expected to further boost accessibility and livability.
